We offer a full-service program that includes the following steps to develop a customized program that reflects your personal needs.


 

1.  Buyer Information Session

At this meeting, we'll perform a detailed Needs Assessment to learn what's important to you throughout the home buying process. It may sound formal, but you're just stopping by our office to chat about what's important to you and what you're looking for. In addition, we'll go over buyer agency alternatives; different agency representations that are available to you. Then we move on to showing you the Buyer Representation Agreement, a document that outlines special services and benefits. Finally, we go over the home buying process with you. If you haven't had a chance to read this page before coming in to see us - no problem! We go over everything here in person. This ensures you have a clear picture of what is to come and what to expect. 


2.  Financial Pre-Approval

We will offer to arrange a pre-qualification or pre-approval appointment with a reputable lender/broker, or with the lender/broker of your choice to identify your range of affordability, and also discuss what mortgage products are available to you.


3.  Property Showing

As one of the largest real estate organizations, represented in over 80 countries worldwide, we can connect you. Our little local branch is connected. We'll use our network of contacts to help find your home. Our goal is to show you properties, when possible, as they debut or before they hit the market. Essentially, we show you homes that meet your search criteria (and with your permission we'll even show you some options you may not have thought about) and offer an unbiased view of each one.


4.  Property Evaluation

This is where we'll discuss the features of each property that may affect its value and future resale.


5.  Property Inspection

We'll highly recommend that you obtain a professional property inspection to identify any construction issues of the home, including electrical, insulation, plumbing and heating.


6.  Property Disclosure

Together, we'll review all inspection reports and other documents pertaining to the condition of the property, and answer all questions regarding the physical defects of the property which are known to us.


7.  Review of Written Seller's Disclosure

We will thoroughly review with you any seller’s written disclosure statements. This enables you to accept or specify the remedy for each fault disclosed. Remedies for any disclosed faults should/could be addressed in the offer to purchase if you have the opportunity to review the disclosure in advance of writing an offer.


8.  Appraisal Contingency/Conditions

We will explain to you the option of adding an appraisal condition to your offer for purchase.


9.  Home Warranty

We will explain to you the option of a home warranty plan (if available) to reduce your risk of incurring repair costs after purchasing a property.


10.  Estimate Of Funds Required

We will provide you with a preliminary estimate of closing costs and down payment requirements anticipated in the transaction.


11.  Offer Preparation

We will prepare a written offer on the property you choose to purchase, with terms and conditions approved by you.


12.  Offer Presentation

We will endeavour to present your purchase offer directly to the seller, where appropriate, in the presence of the listing representative.


13.  Walk Through

We will accompany you on a thorough walk-through of the home before closing, and we will assist you in dealing with any problems discovered during our time.


14.  Closing

We will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and condition during the entire transaction.


15.  After Sale Service

We'll contact you after the sale to follow up on any remaining details or service needs. After approximately a few weeks in your new place, we'll provide you with a confidential opportunity to give an honest review of your experience.
